Allotment Letters - Tata Vashind Shubh Griha

Allotment letters to Tata Housing's Shubh Griha project at Vashind, Mumbai have just been mailed. Customers should note that the mailings will also include the final payment schedule as well as a demand notice for the initial amount required.

Interesting article on the daily life of Subhash Bavkar, 45 year old Mumbai municipal drain cleaner, who starts his day at 4 am and often works 11 hours cleaning drains and gutters and checking manhole covers.

He comes from a family of municipal workers - and is very proud of the work he does - "to me, its an essential public service".

4000 MHADA flats go on sale online this week (80% of which are meant for the LIG segment - most of which will be in Malad) - price starts at 5.93 lakhs.

Over 5 lakh applicants expected - forms go on sale from Wed, April 27 - at designated Axis Bank branches.

Poddar Housing - Bhivpuri project - 1 RK flats

The 1 RK flats in Poddar Housing's project at Badlapur has been sold out - pretty much on the 1st day and so we are not taking any applications for that. However, the same builder has another 128 flats (1 RK - 300 sq ft - Rs 4.8 lakhs excl stamp duty / regn etc) at its Bhivpuri project which will come on the market very soon - May 1.

Of this, once again, MHFC has been allocated 64 flats to its customers - which to emphasise are ONLY actual end users (those who need a primary residence) and who cannot get loans from other banks.

Badlapur Project - MHFC tie up with Poddar Housing

After our tie up with Tata Housing at Vashind, under which flats were reserved for MHFC customers (who thus did not have to go through the public lottery), we are now partnering with Poddar Housing for its next project in Badlapur which is opening on Gudi Padwa. The township project (spread over 70 acres) is close to the railway station (about 5 mins by auto) and will have several amenities like a school, shops, sports facilities (incl a cricket pitch).

The tie up is that in its first phase of about 200 flats on offer, Poddar Housing has reserved 64 flats - 48 1 RK (starting from 297 sq t) / 16 1 BHK (starting from 500 sq ft) flats - for MHFC cutomers - all at the opening price of 1899/ sq ft. Pricing in total (incl stamp duty / regn) will start from approx Rs 6.5 lakhs (1 RK). We will have more details shortly on the sizes of the flats, the other charges, final pricing.

Please note however that MHFC will take applications ONLY from actual end user customers (those who need a primary residence) and who cannot get loans from other banks. The audacity of dignity

Praveen T walked into our office last week, wife Prachi in tow and a proud grin on his face. A year earlier we had sanctioned him a mortgage loan of Rs 450000 for the family to buy a 565 sq ft apartment in Virar in the western suburbs of Mumbai.

When they had come to us a year ago Praveen and Prachi lived in a 150 sq ft unauthorised chawl with their 8 year old daughter Kritika. He worked as a foundry employee on a salary of Rs 12000 per month. For many years Praveen's attempts to give his family a dignified living were fruitless. Even though he had put together some money out of his savings from 15 years of work at the foundry, and he knew he could potentially raise some more money by transferring his tenancy rights of his existing home,he just did not have the access to mortgage finance to complete a transaction. He worked in the unorganized sector, had no meaningful documentation in the form of regular salary slips, and even his current address stood in the way.

Now that he had located his dream house in Virar, costing less than Rs 1miliion, and almost half the money required already available in savings,he needed the mortgage finance arranged, and arranged quickly. Every bank and housing finance company he approached was unable to proceed without appropriate paper work and documentation. On the other hand the builder was unwilling to wait for too long, because at that price there was no lack of demand.

When he first approached us, his previous experiences had made him unsure, but one thing he was sure about was that he could afford the mortgage payments. Our loan officer and subsequently the verification officer were convinced about his genuineness after visiting his home and his work place. When we sanctioned his mortgage, he could not believe that it was really happening. He came to our office, together with Prachi and Kritika to pick up the sanction letter. The proud look on his face was something that we can never forget.

When he came to visit us last week,he had come in to pre pay the loan. He had sold his tenement and was using the sale proceeds to prepay his loan, in just over a year. He was once again very clear that now that he had the money, he did not want to be burdened by debt anymore.

The whole family had such a look of quiet confidence about having bought their first legal home, with running water and bathroom, and now being debt free again. In the process of paying 12 monthly installments on the mortgage, the family had now developed a regular banking habit,and are now planning for Kritikas higher education.

The dignity of financial and economic inclusion is priceless. We are honoured to have been of help to Praveen and his family. He is now an ambassador at large for MHFC.

Pune new project - Dreams Nivara

We have just approved a new project in Pune (in Urli Kanchan) - Dreams Nivara - for more detail (incl site map, floor plans, amenities, etc), please see the company's website http://dreamsnivara.com/ but as summary info, the pricing for Phase 1 and Phase 2 is as follows:

PHASE 1:

Given the pricing, this is a project that families (earning in the 8,000 to 15,000 per month range) could be interested. MHFC will of course support applicants who believe they can service a loan satisfactorily but are being excluded by mainstream banks / HFCs.
