Anandgram Ketkawale - low cost housing project near Pune

The next Anandgram project by Vastushodh Builders at Ketkawale has just been launched - and is expected to receive a number of bookings over the next 3 day holiday period. In this phase, the builder has on offer 502 flats (80 1 RK, 297 1 BHK and 125 2 BHK) with the price range from 7 to 20 lakhs.

Badlapur Project - MHFC tie up with Poddar Housing

After our tie up with Tata Housing at Vashind, under which flats were reserved for MHFC customers (who thus did not have to go through the public lottery), we are now partnering with Poddar Housing for its next project in Badlapur which is opening on Gudi Padwa. The township project (spread over 70 acres) is close to the railway station (about 5 mins by auto) and will have several amenities like a school, shops, sports facilities (incl a cricket pitch).

The tie up is that in its first phase of about 200 flats on offer, Poddar Housing has reserved 64 flats - 48 1 RK (starting from 297 sq t) / 16 1 BHK (starting from 500 sq ft) flats - for MHFC cutomers - all at the opening price of 1899/ sq ft. Pricing in total (incl stamp duty / regn) will start from approx Rs 6.5 lakhs (1 RK). We will have more details shortly on the sizes of the flats, the other charges, final pricing.

Please note however that MHFC will take applications ONLY from actual end user customers (those who need a primary residence) and who cannot get loans from other banks. Karjat Visit

We visited Karjat last week - Karjat is about 2 hrs from CST on the central line, however, soon local trains would start running on the harbour line track which will reduce the commute to about an hour and fifteen minutes. As a result a lot of developers have started looking at Karjat to launch new affordable housing projects.

We visited three such projects - all at an early stage; two of them are yet to start construction. But we were quite happy with the price dynamics in the area. As of today, land is quite cheap, and thus a 3.5-4.5 lakh 1-BHK is still feasible. This is great news for a lot of people who earn between 8-15k per month and can afford an EMI of 3-4k per month. While we understand it is difficult to move to Karjat today as it is quite far from the heart of the city, it is a great opportunity to buy a home of your own for later, once good quality infrastructure develops in the area.

In our view, Karjat has the potential to be the Virar of the central line - roughly same commute from Churchgate/CST (once the new line is operational) and much cheaper properties.

All three projects are currently being reviewed by the project approval committee, more details will follow once they are approved. (Tentative launch date - Gudi Padwa - 16th March)
